Buying a Home
So, you want to buy a house—now what? Buying a home is an emotional, exciting, and sometimes exhausting experience. You may also be wondering along the way—what am I missing? This is a common question. Here’s an overview of the buying process:
- Talk to lenders and begin the pre-approval process
- Get a pre-approval letter from lender or proof of funds for cash purchase
- Start your home search with Lynette - she can often give you a heads up on properties that are "Coming Soon"
- Prepare a competitive (and reasonable) offer with Lynette's guidance
- Lynette submits the offer... it may be accepted or countered, but once every one agrees on terms and signs, you’re “under contract"
- Once Under Contract, your due diligence check is due right away
- Lynette to schedule inspections and closing (also termite inspection, and optional radon) Continue loan process with lender and speak to home insurance provider
- Lender to order appraisal, attorney to order survey if needed
- Due diligence date- agree on repairs or credits by today, any additional earnest money deposit is due
- Lynette to stay in touch with lender, closing attorney, and seller’s agent throughout the process to help keep us on track for closing
- Call to set up utilities for the new house and finalize moving plans
- Final walk-thru
- Review closing statement and get funds ready for closing
- Closing day!
